Fourfoursixsix were appointed to masterplan a large site in Niseko, to deliver a ski-focused hotel building, 13 townhouses and a private house.

The 36 Key hotel is composed of two blocks connected by a glass link building, and contains facilities such as wet and dry entrances, ski lockers, onsen, and a restaurant and bar area. Each Key provides a dual aspect three-bedroom apartment, with a private balcony.

The composition and massing take advantage of a stepped site to ensure all apartments have an excellent outlook, with the majority being afforded a view over Mount Yotei.

The separate components of the masterplan are finished in the same in-situ concrete and complementary matte brass ribbed cladding; however, the rhythms and proportions of each façade responds to their function.
